HOW DOES IT WORK?
Getting a mortgage loan for your new Shiva Samui Luxury Villa is a very straight forward and simple process, and repayments can even be funded directly from your rental income.
Following the outstanding success of the Shiva Samui Resort, including the initial phases of our original Samui Beach Village development,
and in association with our banking partners HSBC and KASIKORNBANK PCL, the leading universal banking group in Thailand we are
in the unique and advantageous position of being able to offer our owners 50% finance secured on your villa at only 0.5% above the
KASIKORNBANK published “Minimum Loan Rate”.
Due to our ratified ownership structure, you are guaranteed freehold tenure of both your property and and land whilst maintaining the flexibility to
accommodate any future changes in Thai property law. This approved structue of ownership enables your new luxury villa to be used as collateral for
your Shiva Samui home loan.
HOW LONG CAN THE TERM OF THE LOAND BE?
The initial term of your home loan can be up to a maximum 20 years, and sould you decide to re-investment your rental income the term of the loan is
likely to be reduced to under 5 years.
WHAT IS THE INTEREST RATE?
Interest is calculated monthly and charged on the outstanding balance of the laon at 0.5% above the KASIKORNBANK PCL published MLR (Minimum Loan Rate) representing
the standard minimum bank lending rate.
WHAT DOES THE LOAN COVER?
Based on the continued success of Shiva Samui (Samui Beach Village), the track record of established rental returns available to owners and our reputation as an
established and trusted developer loans are available for up to 50% of the total value of your chosen villa including structure, land, fixtures and interior packages.

The above example assumes a total purchase price of ฿16,000,000 including a full interior furniture package and exterior furniture package along
with an initial sinking fund contribution. The example is based on 50% finance for the entire purchase value with a maximum term of 20 years. The offset reduced term
is based on all of rental income being utilised to reduce the balance of the home loan.
WHO CAN APPLY ?
We believe in keeping things as simple as possible and have negotiated on your behalf a very straight forward package enabling you to purchase your new
luxury villa with the minimum of fuss.
Our home loans are available to anybody who is not a Thai resident and in possession of a current passport from their country
of residence, loans can be in single or joint names and even in the name of your company or other investment vehicle. For Thai passport holders
we may be able to assist in sourcing alternative finance.

DO I NEED TO LIVE IN THAILAND ?
No, a Shiva Samui home loans is only available to residents outside of Thailand holding a none Thai passport.
IS THERE AN AGE LIMIT ?
The minimum age for a Shiva Samui home loan is 21 years, there is no maximum and for purchasers over 50 years of age the term of the loann cannot
exceed beyong the 75th birthday of the youngest applicant.
CAN I PAY MY LOAN OFF EARLY ?
Yes, we strongly encourage owners to re-invest their rental income to reduce the term of the loan. On average by investing you gross annual rental
income your luxury villa will be paid for in approx. 5 years.
WHAT REFERENCES DO YOU REQUIRE ?
None, due to our impecable track record as a developer and that we've been an established business for over 10 years, we have negotiated on your behalf a
"None Status" loan arrangement whereby all you have to do is provide a copy of your passport and a declaration that you agree to and are able to repay the loan.
WHAT HAPPEND WHEN I SELL MY VILLA ?
When the time comes to sell your villa, if there is still outstanding finance there are no penalties for settling your mortgage early, simply ensure the balance
of any finance is paid on completion of the sale and you are free to enjoy the substantial returns on your investment.
ARE THERE ANY RESTRICTION ?
There are a number of restriction when purchasing your villa through a Shiva Samui Home Loan, these include:
- Proof of fully comprehensive insurance must be provided each year.
- The property cannot be used as your primary residence.
- Villas purchased through our home loan must participate in the Shiva Samui rental program.
- For the duration of the home loan, the villa must be maintained in accordance with the Shiva Samui maintainance agreement.
- All and any common area charges must be paid in full as and when they fall due.
